FEE STRUCTURE

INTERIOR:

  1. 3,500 square feet or less $150.00/month x 12 months = $1,800.00/year
  2. 3,501 square feet to 5,000 square feet $200.00/month x 12 months = $2,400.00/year
  3. 5,001 square feet to 7,500 square feet $250.00/month x 12 months = $3,000.00/year
  4. Greater than 7,501 square feet $350.00/month x 12 months = $4,200.00/year

EXTERIOR:

  1. 3,500 square feet or less $75.00/month x 12 months = $900.00/year
  2. 3,501 square feet to 5,000 square feet $100.00/month x 12 months = $1,200.00/year
  3. 5,001 square feet to 7,500 square feet $125.00/month x 12 months = $1,500.00/year
  4. Greater than 7,501 square feet $150.00/month x 12 months = $1,800/year

ADDITIONAL SERVICES:

  1. Rapid Referral
  2. per occurrence- customer decides if he wants this service on an annual basis with his contract. Service provides customer with names and contact numbers of three (3) preferred sub-contractors for each non-compliant trade item, for self-managed properties to administer needed work. $25 auto billed per occurrence during regular term of annual contract. Service administered through HouseWatch Inspectors.

  3. First Response
  4. per occurrence- customer decides if he wants this service on an annual basis with his contract. During HouseWatch Inspection, if emergency incident is discovered, this Service authorizes HouseWatch personnel to stay at property until managed services arrive; (emergency incidents only). $100 auto billed per occurrence during regular term of annual contract. Service administered through HouseWatch Inspectors.

  5. Vacation Watch
  6. daily service – customer decides if he wants this service as part of annual contract. Service provides daily security full inspection both inside and outside home. Service can be scheduled with regular property Inspection and as needed. Customer must schedule daily vacation inspection dates with HouseWatch Customer Service at least 30 days in advance. $25 auto billed per daily walk through during regular term of annual contract. Service administered through HouseWatch Inspectors.

  7. Archive Retrieval
  8. per request – customer may request copies of past Inspection reports. Free customer access to all reports during current twelve (12) month contract. All other past reports made available by previous twelve (12) month periods. $100 auto billed per 12 month archived reporting period during regular term of annual contract. Service administered through HouseWatch Customer Service.

  9. Energy and Utility Efficiency Analysis
  10. per report – customer needs to request report. Report provides analysis of home energy settings comparison with property utility bills. Customer must provide all utility billings for comparison of data collected at time of Inspection. $250 auto billed per analysis during regular term of annual contract. Service administered through HouseWatch Customer Service.

  11. Liability and Risk Analysis
  12. per report - customer needs to request report. Customer must provide insurance policy (full contract pages) and statement showing premiums. Licensed Insurance Professional provides review and report. $250 auto billed per analysis during regular term of annual contract. Service administered through HouseWatch Customer Service.

  13. Archive Record for CC&R’s, Bylaws, HOA Minutes
  14. per request – customer decides content to be archived for any documents relating to property community, HOA, etc. Access to all documents available during annual customer contract period. $50 auto billed per document during regular term of annual contract. Service administered through HouseWatch Customer Service.

  15. Property Tax Evaluation and Appeal
  16. per appeal – customer requests analysis of property taxes and comparable market values. After customer review and authorization, the appeal process may begin by filing with county assessor. Appeals process cannot guarantee positive results. $250 auto billed per appeal during regular term of annual contract. Service administered through HouseWatch Customer Service.

  17. Financial Compliance Audit
  18. monthly – customer request service on annual contract basis, or month by month. Licensed third party accountant (CPA) reviews property accounting, revenue, and expense reporting. $350 auto billed at inception of contract during regular term of annual contract. Service administered through HouseWatch Customer Service.

  19. Environmental “Green” Compliance Inspection
  20. per report – customer requests report based on LEEDS certified inspection checklist. $350 auto billed per report during regular term of annual contract. Service administered through HouseWatch Customer Service.

    HOUSEWATCH BUCKET LIST

    Up to 1 hour service call to repair from the following list;

    Weekly  - December through  April , July and August
    Bi monthly - may, June, September, October

    1. Light bulbs. Up to 4 bulbs in order of importance
    2.water fixture clean. Up to 4 fixtures including screens
    3.secure door hard ware. Up to 4 fixtures
    4.change batteries. Up to 4 devices
    5. Spackle/touch up. 4 dings up to 1 sq ft. Texture, sand ,base paint
    6.Caulk. up to 5 lineal feet of silicone or insta grout
    7. Wipe down. Up to 4 marks using 4 wipes
    8. Doorstops . up to 4 doorstops . Base, door or wall
    9. Strapping. Up to 4 zip tie or hold down straps
    10. Cosmetic wood work. Up to 4 dings with furniture marker or sealer
    11. Loose cabinet hard ware. Tighten up to 4 cabinet/drawer handles
    12. Nail and screw. Repair any minor loose woodwork or screw.
    13. Disposal set/adjust
    14. Level and set. Insure all hanging items and shades and set pieces are level
    15. Filter check. Check up to 4 filters. schedule replacement as
           needed  (replacements not included)
    16. ID mechanicals and switches. Up to 4 labels for shut offs and switches.
    17. TV on , TV off . Check up to 4 TV's for signal
    18. Wifi Signal. Owner provide code . check connectivity.
    19. Supply inventory. Provide core supply list to owner or PM
    20. Weather strip draft. One full door per service call. 1/2 inch strip.
    21. Vent clean. Clean louvres and vent grates. Up to 4 per service call
    22. Garage floor. Hose or sweep garage floor as necessary.
    23. Central vac canister and filter clean
    24. Salt refill as needed  Does not include salt
    25. Check mechanical room drain pipes
    26. Fill drain traps with water

    FEE
    2,000 or less = $ 350/mo
    3,500 or less = $ 400/mo
    5,000 or less = $ 450/mo
    7,500 or less = $ 500/mo
    9,000 or less = $550/mo
    12,000 or less = $ 600/mo
    12,000 + = $ 750/mo

    Housewatch Over/Under

    -Any and all non compliant issues or repairs as reported by housewatch home compliance inspection report.
    -Items out of bucket list scope of services or requiring third party contractors and/or vendors
    -Bids administered by housewatch home compliance
    -All work approved by both owner and PM
    -50% deposit required
    -All major work and bidding administered, supervised and signed off by Housewatch home compliance per contract with owner
    -Housewatch home compliance fee shall b cost plus 15%
    -All administrative and supervisory time in excess of 3 hrs billed at $100/ hour
    -Housewatch home compliance to be listed as additional insured.
    -owner and PM hold Housewatch home compliance harmless
    -owner may purchase warranty. Housewatch provide no warranty.
    -Housewatch is a licensed general contactor
